New construction roofing

Roofing services for new
residential & commercial construction.

New construction is a different kind of project than repair or replacement — the building envelope has to be dried in before interior trades can start, the schedule is locked into the GC's master timeline, and the margin for error on a dry-in date is measured in hours, not weeks.

Blanco's Roofing has been the roofing partner on single-family subdivisions, custom homes, retail centers, offices, warehouses, and light industrial builds across South Louisiana for over 35 years. We coordinate directly with general contractors and project managers, pull permits when required, and deliver a finished roof that passes inspection the first time — on schedule, every time.

Residential

Residential new construction
roofing.

From single spec homes to custom builds and 200-lot subdivision phases, Blanco's crews follow builder schedules, keep the jobsite clean, and deliver a watertight roof ready for drywall and interior finishes. Our project managers align material orders and crew mobilization with your framing schedule so the dry-in date holds — even through Louisiana's storm season.

Volume-based pricing, consistent material specs across every lot, and a single point of contact for the entire buildout make Blanco's a preferred subcontractor for production homebuilders across the Baton Rouge metro.

Commercial

Commercial new construction
roofing.

Retail centers, office buildings, warehouses, institutional facilities — flat and low-slope commercial roofs require a different discipline than pitched residential work. Blanco's works with project managers from pre-construction through final walkthrough, providing submittals, material certifications, and code-compliant installation on TPO, EPDM, modified bitumen, and standing seam metal systems.

We keep the build moving. Crews are scheduled to align with your framing and deck close-in dates, dumpster and material staging is coordinated with site management, and we document every install for the project closeout package.

Three roofing systems
for new construction.

From asphalt shingles on a starter home to TPO membranes on a retail center and standing seam metal on a custom build, we install the right system for every new project — with in-house sheet metal fabrication on the metal side that other roofers can't match.

Architectural asphalt shingles on new construction

Architectural shingles

The default for residential new construction in Louisiana. 25–30 year architectural shingles from GAF and CertainTeed, Class A fire rating, 130 mph wind rating, and Class 4 impact-resistant options available for insurance premium discounts.

TPO flat roof membrane on new commercial construction

TPO & flat roof systems

The dominant membrane for new commercial construction in our climate. Heat-welded single-ply TPO, mechanically fastened or fully adhered, white reflective surface, and 20–30 year manufacturer warranties available with documented installation by certified crews.

Standing seam metal roof on new construction

Standing seam metal

Fabricated in-house at our Baton Rouge shop. Standing seam and R-panel metal systems with concealed fasteners, 140 mph+ wind rating, and 40–70 year service life. The right answer for custom homes, commercial accents, and any project where longevity matters.

Why Blancos

What builders expect from
Blanco's Roofing.

Our crews are trained, insured, and experienced working alongside other trades on active job sites. We protect the building envelope from the moment we mobilize, keep the site clean at the end of every workday, and hand off a finished roof that passes inspection the first time.

Builders and GCs who work with Blanco's tell us the difference shows up in three places: on-schedule mobilization that holds through peak storm season, professional crews that don't require supervision, and warranty documentation delivered at closeout so the owner has everything they need in one package.

FAQ

New construction
roofing questions.

The questions builders, GCs, and developers ask before committing to a new construction roofing partner — answered straight.

Ask your own question
01 How far in advance should I schedule roofing for a new construction project?

Contact Blanco's at the permit application or framing stage — ideally 6–12 weeks before the expected dry-in date. Peak season (May through September) schedules fill quickly, and early coordination aligns material orders and crew availability with your build timeline. We can typically confirm mobilization dates within a week of receiving your project schedule.

02 What documents does Blanco's provide at project closeout?

Every new construction project closes with a complete documentation package: manufacturer material warranties registered in the owner's name, Blanco's labor warranty, installation photos covering each phase of work, copies of permits and inspection sign-offs, and material certifications. For commercial projects we also provide submittals and any GC-required documentation per specification.

03 Can Blanco's handle multiple lots or phases in a residential subdivision?

Yes — multi-unit and multi-phase contracts are one of our specialties. Consistent material specifications across every lot, coordinated phase scheduling with your superintendent, and volume-based pricing make Blanco's a preferred roofing subcontractor for production homebuilders and subdivision buildouts across the Baton Rouge metro. We've handled 200+ lot subdivisions on a single contract.

04 Does Blanco's coordinate directly with building inspectors?

Yes. Our work is code-compliant and ready for inspection the first time — we coordinate with the GC and the local building department to schedule inspections at the right phase. Typical inspection coverage includes fastening pattern, underlayment installation, flashing at walls and penetrations, and ridge ventilation. We're present for inspections when requested and resolve any field issues immediately.

05 What is the dry-in process and why does it matter for my build schedule?

Dry-in means the roof sheathing and underlayment are installed and the structure is fully weathertight — the moment when interior trades (electrical, plumbing, insulation, drywall) can start without weather risk. A delayed dry-in pushes every downstream trade, costs money, and can blow up your GC's master schedule. Blanco's treats the dry-in date as the highest priority on every new construction project and mobilizes accordingly.
